Whether you have decided to move for business or personal reason, it is one of the most stressful times of anyone’s life.  Before you get too stressed to see straight, take a deep breathe!  Resolve to make this endeavor a positive exerience!  Your first step should be to surround yourself with experienced professionals.

1. Choose the right realtor.  Your realtor is your agent to communicate with potential buyers.   To make this transaction smooth, choose a realtor whose personality matches your needs and has experience in the field.  Your realtor will help you price and market your home.  Prices for realtor fees are not regulated by law.  Realtors usually work on a commission basis and that commission is negotiable.  It is not unusual for commissions to run from 5-6% of the sale price.  Realtors are usually paid at the closing.  Any agreement with your realtor should be in writing.  It is not necessary to sell your home with a realtor. Some people choose to sell their home by owner (FISBO or For Sale By Owner).

2. Choose your Attorney wisely.  Talk to friends and family, search online for reviews, and investigate your choices for Attorneys.  An attorney will be protecting your interest throughout the transaction by holding deposit funds, reviewing contracts, negotiating consessions, clearing title issues and ensuring proper payoffs of any liens and encumbrances on title of your property.  It is imperitive you and yout attorney stay in contact throughout the process.

3.  Be ready for set backs. Mentally prepare yourself for things not running as smoothly as you like.  There are a lot of variables in selling real estate.   You will have to open your home to strangers walking through it while you are not home. It is wise to secure your valuables.  It is likely that you will recieve low, if not insulting offers.  Remember that everything is negotiable and value is precieved.  Sometimes, a low offer is the beginning to a successful negotiation.  Work with your attorney if there are issues that come up with your title.  You will have to convey clear title within a standard closing.  It is your responsibility to make sure that all liens are paid for and cleared for closing. Your attorney will help you by getting payoffs and releases from anyone who has claim on your property.

4. Prepare to move.  Find a new home to move into while you are trying to sell.  Collect boxes from grocery stores, liquor stores and local clothing or shoe stores.  When you move out, your house should be in broom swept condition.
